Rules & Regulations
Never worry about finding a parking space, the first parking space is $25 and to reserve additional parking spot is an additional $25 a month if available. Maximum of two parking spaces per apartment.

We are proud to call The Yard Apartments pet friendly! Our non refundable pet fee is $500 and our monthly pet rent is $75 per pet. Maximum of two pets.
Single pet we4ight limit cannot exceed 100 lbs, if two pets the total cannot exceed 100 lbs combined.
Breed restrictions include no aggressive dogs. We do not allow residents to bring dogs deemed "aggressive". There's not set list, but usually this includes Pit Bulls, Dobermans, Rottweilers, German Shepherds, and Great Danes. While your pet may be harmless, most landlords (and insurance companies) find these breeds to be risky tenants.
f you have pets, please follow our pet policy, which includes leash regulations, waste cleanup, and registration requirements.
Our residents are our #1 priority. We strive to respond to all emergency service requests within 4 hours and all other non-emergencies within 72 hours to ensure your home is maintained to your satisfaction. Non-emergency service requests are handled during regular business hours.
Report any maintenance issues promptly to our maintenance team to ensure a well-maintained community.
You can request a maintenance service request from the convenience of your own home, via our resident portal! You may chose to be present when maintenance arrives and give a preferred time, or you may give your permission for us to enter with your absence.
Your rent payment strictly includes your monthly rent plus any additional bundle services you signed up for at the time of your lease. We do not include utility services such as gas or electricity in your rental rate. If your utility bill becomes delinquent you are subject to an additional processing fee if we need add these charges to your rental portal.
Rent is due on the 1st of every month. Never stress about making a payment by setting up automatic electronic payments through our resident portal!
We communicate important resident information and community updates through the online portal. We may also text, email or call. Set up your preferred method at the time of your lease signing!
We have excellent rental portal that you can log inquires, maintenance requests and more.
We are excited for you to call the Yard your new home! We accept electronic payments from the convenience of your own hone, at least 5 days before your scheduled move in date. Or pay on your move in date with a money order or cashiers check, your choice! Our move-in expenses include a security deposit and first month's rent (prorated rent will depend on the move-in date).
To uphold fair policies, we use the same rental criteria for all applicants, which includes a credit check, residential verification, and employment verification. Combined income for the apartment must also reach at least 2.5x total rent.

In order to assist you in making a decision we have lsited below our qualifying criteria. Each applicant must read and sign the criteria guidelines.
THE YARD AND PASSARO LEASING WILL NOT DISCRIMINATE AGAINST ANY PERSON BASED ON RACE, COLOR, RELIGION, SEX, NATIONAL ORIGIN, FAMILIAL STATUS, DISABILITY, VETERAN STATUS, MARITAL STATUS, SOURCE OF INCOME, SEXUAL ORIENTATION OR GENDER IDENTITY.
OCCUPANCY STANDARD:
- The maximum occupancy standards are listed below
MAXIMUM OCCUPANCY STANDARDS:
- One bedroom = 2
- Two bedroom = 3
- Three bedroom = 4
AGE REQUIREMENTS:
- Lease Holder(s) must be 18 years of age or older (except for those protected by familial status)
- All applicants 18 years of age and older must fully complete, date and sign a separate application
IDENTIFICATION REQUIREMENTS:
- All applicants must provide a valid social security number, alien number or I-94
- Applicants are required to submit a valid government issued photo identification for verification
- A non-refundable application fee must be paid for each applicant 18 years of age and older for processing credit and criminal background check
INCOME REQUIREMENTS:
- The gross monthly income of all Lease holder(s) will be considered jointly, and must equal no less than 2.5 times the monthly market rent amount of the apartment
- Prior to approval, all income must be verified by obtaining any of the following:
- copies of the last two consecutive payroll stubs
- previous year W-2 or 1099
- copies of the last two consecutive bank/financial statements
- proof of child and/or spousal support payments
- proof of social security income, disability or other government income
- proof of retirement or trust fund income
- current offer letter for income/employment verification
- provide proof of assets that meet the income requirement
- self-employed must provide previous year's personal income tax return and two months of personal bank statements as evidence of sufficient income. Lease Holder(s) that hold a job that is based mainly off of tips, bonuses or commissions will be considered self-employed
- financial aid documentation from the students school that clearly states portion designated for housing
- students whose income does not meet the requirement will need a qualified co-signer
GUARANTORS:
- A guarantor will be accepted only for a lack of rental history, lack of credit or not meeting income requirements as stated above
- Guarantors will not be accepted as a substitute for negative rental
- Guarantors will be held responsible for the lease and any other costs incurred on the lease such as damages should the occupying resident(s) default
- Guarantors must fill out an application and will be subject to application fee(s), rental/mortgage verification, credit and criminal background checks
- Provide proof of income at 4.0 times the monthly market rent of the apartment (reference income requirements for verifiable income requirements for verifiable income documents)
- Guarantor must complete and sign a lease guaranty agreement if approved
RESIDENCY:
- Previous rental history will be reviewed and must exhibit no derogatory references in the last 5 years
- All debt owed to an apartment community must be satisfied
- Satisfied or dismissed evictions are considered with proper documentation
CREDIT REQUIREMENTS:
- Accounts that 50.0% derogatory will negatively affect the overall scoring, which could result in the denial of the application or an additional deposit may be required
- Collection accounts exceeding a combined amount of $1,500.00 (including student loans and medical debt) will negatively affect the overall scoring which could result in the denial of the application or an additional deposit may be required
- Bankruptcy if not cleared will negatively affect the overall scoring, which could result in the denial of the application
- A lack of credit or no credit will negatively affect the overall scoring, which could result in the denial of the application or an additional deposit may be required
CONSUMER CREDIT REPORT SCORING:
- If your application is denied or is accepted with conditions, the community will provide the name, address and telephone number of the consumer reporting agencies which provided your consumer information
CRIMINAL HISTORY:
- Misdemeanor and/or felony convictions consisting of but not limited to theft, forgery, fraud, assault, robbery, and violence or force to injure or harm another person are considered in accordance with the state law requirements
- Misdemeanor and/or felony convictions are reviewed and considered in accordance with the state law requirements
- Applicant must pass the OFAC (Office of Foreign Control) and Terrorist Watch list search. Any persons listed will be automatically denied
- Registered sex offenders will be an automatic denial of the rental application
APPLICATION FEE:
- A $50.00 non-refundable application fee is required per residential application
- A $75.00 non-refundable application fee is required per corporate application
RENT PAYMENT/SECURITY DEPOSIT REQUIREMENTS:
- Move-in payment must be paid by certificated cashier's check only if not paid online 5 days in advance through the online portal
- Cash or post dated checks will not be accepted for rental payments
ANIMAL REQUIREMENTS:
- Pets must be a minimum of six (6) months old. Additional monthly charges to have a pet
- Pets cannot exceed 100 pounds at full maturity
- A maximum of 2 pets per apartment
- Reference the Animal Addendum for details on the policies, fees, deposits, breed restrictions and assistant/companion animal policies
ADDENDUM TO THE APPLICATION:
I ACKNOWLEDGE THAT I HAD AN OPPORTUNITY TO REVIEW THE COMMUNITY'S RENTAL SECTION CRITERIA. I UNDERSTAND THAT IF I DO NOT MEET THE CRITERIA OR IF I FAIL TO ANSWER ANY QUESTION OR GIVE FALSE INFORMATION THE COMMUNITY MAY REJECT THE APPLICATION AND RETAIN ALL APPLICATION FEES, ADMINISTRATIVE AND DEPOSIT AS LIQUIDATED DAMAGES FOR ITS TIME AND EXPENSE TERMINATE MY RIGHT OF OCCUPANCY.
We strive to process all applications in a timely manner. To help us be as efficient as possible, please submit all required documents at the time of your application. If it has been longer than 7 days since you submitted your application, please call the office and we'd be happy to check on the status of your application for you! Our processing administration and document fee is $50 per applicant and a lease initiation fee of $200, both are due at the time you submit your application.
Please respect quiet hours from 10:00 PM to 7:00 AM to ensure a peaceful atmosphere for all residents.
Dispose of trash in designated bins. Trash is not allowed on the hallways or left outside your door. Large furniture items are not allowed in the trash bins.
Treat all common areas, such as the pool, fitness center, and lounge, with respect and adhere to posted rules for their use. We are a smoke free property.
Report any security concerns to the management and follow safety guidelines to ensure the well-being of all residents.
Abide by the terms of your lease agreement, including rent payment and renewal policies.
Show consideration and respect for your neighbors, fostering a friendly and welcoming community atmosphere.
